Exposure to widely geographically dispersed interns.

What I wish was different

The company is tiny and consists mostly of interns. It operates under many aliases (Springer Capital, Parker Finance, Greentree Capital) and interns are given vague (at best) instructions and publicly defamed and their character impugned by the director. I was accepted as an intern with this company and I was asked to start early and have endured nothing but public insults and humiliation since. No matter how I try to de-escalate they have consistently proffered nothing but abuse. I am not a young and impressionable student, and I would not believe any school would endorse a firm or a internship matching platform that exposes their students to abuse. No job should treat anyone with such disrespect... even more so for an UNPAID INTERNSHIP!

Investment Outreach

What I liked

From the internship, I conducted due diligence on prospective research investments in the company's real estate acquisition projects, learned about real estate fundamentals, worked with the investor's outreach team to identify and connect with several investors and creditors, and had a feeling about team-work and the group of interns in general.

What I wish was different

I wish that I could have more opportunities to work in a group with other interns or leaders to build up my team-work experiences and learn from each other.

Advice

During this internship, one particular ability I learned is investment market research and communication. By researching comparable real estate investment projects, I understand how to identify more attractive and suitable investors. Moreover, I also learned about how to contact investors and what investment material to focus on when communicating with investors by conveying important information to limited partners. These valuable research and communication skills will definitely contribute to my future career.

What I liked

GreenTree's business model as a real estate company and its operation under the three red lines are inspiring. We've done investment outreach to communicate with different players in this industry, and how companies such a complex organize investor relations. I like this experience since it lets me know how different players think, bargain, and interact. Aside from outreach, we've done some investment analysis to practice financial models.

What I wish was different

I wish I could have done some more detailed analysis.

Outreach Intern

What I liked

I really appreciated my time interning at GreenTree. An intensive onboarding/training process, followed by valuable responsibilities, and combined with high expectations of intelligence and independence, ensured that I learned and did a lot in a short amount of time. I improved my financial literacy, learned how to research investors and new email outreach styles, got exposed to remote work, improved my management & organization skills, and learned how to take criticism.

What I wish was different

This internship heavily emphasized independence, sometimes excessively I felt. There were times I was unsure about my work or a task, but because of the job expectations/culture I perceived, I'd spend a lot of time finishing with what I thought I knew. Sometimes it worked and sometimes it was clear after feedback I was off-the-mark. This had both pros-and-cons: it made sure I learned from my mistakes, but it also sometimes used more time than necessary to get the same lesson.

Advice

Don't forget something once you learn it. You'll find that each task you work on will often draw on lessons you learned from previous tasks, and you do not want to waste time being retaught on the same concepts.

What I liked

Learned about real estate, investment, system/server management, CRM and marketing during my internship. I'm glad to learn so much about CRM systems and CRM workflows. The work time is flexible. Also gained some teamwork and leadership experience

Maybe sometimes a clearer task instruction would help, like giving more background information.

Work hard on your tasks and show the manager what you are good at. Read the training guides carefully, they could be really helpful.

What I liked

Hands on experience with a great deal of responsibility. Supervisor encouraged self learning and critical thought. I like how we were challenged to learn new concepts and then apply them to real world scenarios. Learned a lot during this internship about real estate private equity. I was able to hone my skills in financial modeling and also had the chance to lead a team on investor outreach projects

What I wish was different

Working with other interns in different timezones was a challenge at times. No set schedule.

Advice

You will have to make the most out of this internship. Ask questions and push yourself to take on projects even if you dont have the relevant experience. The supervisor provides mentorship and has written detailed guides. Read through the guides thoroughly and dont hesitate to seek out help

What I liked

You will learn a lot through this internship opportunity by connecting with high-profile investors and working with the manager. First, in the training session, there is a designed program to help you understand Greentree's business model. It will provide a big picture of the business as well as details along with the work. You will learn Greentree's unique ways of reaching out to and maintaining relationships with investors. Second, working close to the manager gives the opportunity to take more responsibility and learned quickly. Interns will also cooperate together to make synergies and find a solution to a specific problem.

What I wish was different

Advice

Try harder to contribute more share so you will take more responsibility. It is very important to let your manager know what you are doing and you should communicate more to understand the expectation.

Asset Management Intern

What I liked

During the internship, my manager is more like a mentor to me. He coordinates several training calls and mentorship meetings with me every week, helping me learn more about real estate investment projects. The manager will assign me several tasks with specific instructions and background materials at the beginning of each week, so I can focus on the work itself and get ready for the new challenges. Also, when I finish my work, the manager will provide comprehensive feedback on the tasks which prepare me well for future work. Part of my work is on investment market research and analysis in order to prepare investment materials, and I like this content a lot. I gained excellent communication skills, extensive problem-solving abilities, and knowledge of the financial industry from this internship.

What I wish was different

I wish I could work on-site instead of remote as an intern at GreenTree Capital. It might be more helpful when we can meet the manager face-to-face in the office.

Advice

One piece of advice would be that it might be hard to ask about something you have never heard of or learned from the school, but it's better to ask the manager for help. By doing this, I learned a lot of new concepts and knowledge from this internship.

What I liked

I enjoy working in a motivating environment with extensive immersion in the real estate and investment field. I also compiled investment materials and established relationships with investors, which was very meaningful. Besides, I also learned the logistics of GreenTree Capital's financial modeling.

What I wish was different

My intern experience is good, the only problem would be the delays due to different time zone. Except for that, everything is good.

Advice

My one piece of advice would be always asking questions and engaging actively. It's very common when we are not clear about the instructions. So when time is limited, we need to ask questions as early as possible to be more efficient.

What I liked

This is my first time work into real estate investment company in Shanghai. I learned how to recommend company projects to potential investors, and how to learn about nearby projects from agents. I have also participated in several contract revisions and company projects. I have learnt a lot.

What I wish was different

Because of the pandemic, I participated in remote internship in the United States. So I faced some time difference issues, and I have other things need to complete. So arranging time reasonably is a challenge for me.

Advice

Maintain communication with your supervisor, make sure you understand what your supervisor wants you to accomplish, and confirm the details. If you are interested in real estate investment, marketing or sales,GreenTree will be a good place for you.

Investor Outreach Intern

What I liked

As an intern at Paragon Partners Asia, I really enjoyed the daily training calls that taught us anything from real estate investing fundamentals to the best way to reach out to potential investors. As someone interested in working in the financial field in the future, working with PPA was a great way to get a glimpse of how this complex world works and what it takes to succeed. PPA made sure we felt comfortable asking questions about anything, making this summer a great learning and growth experience for me.

What I wish was different

This has less to do with PPA and more to do with our current times, but participating in this internship virtually made it difficult to coordinate projects and meetings at times, especially because of the time difference.

Advice

One piece of advice would be that while it may seem intimidating to ask questions and put yourself out there in the process, it is always best to just ask away. Especially at PPA, where everyone is really receptive, having the courage to ask any question goes a long way in making this internship a valuable learning experience.

What I wish was different

I applied for the IT intern position at GreenTree, but the work and projects were focused more on other aspects. I wished I could use my knowledge to work on something more focused on the IT aspects and learn some useful IT skills.

Advice

If you have strong interests in investment (specifically real estate investment), marketing, and communicating with potential investors, GreenTree will be a good place for you. You do not need to know Chinese but if you know Chinese, that would be a plus.
